Remote 11-17-2020 PB Meeting

148 (144) STATE STREET

To Residents and Property Owners: The Planning Board will hold a remote workshop to consider a zoning map amendment to rezone 148, 120 and 102 State Street from R-6 Residential to B-3 Downtown Business, along with changes to the Downtown Height Overlay Map to allow 85 feet of height along the State Street frontage and 45 feet of height along the Winter Street frontage. A related text amendment would also expand the uses permitted within the B-3 zone and would add on-site active shared spaces as a conditional use within the B-3 zone. The Planning Board will also consider a 195,942 square foot mixed use redevelopment project at 148 (144) State Street. The redevelopment would renovate the existing Mercy Hospital and Morrison House buildings to include a total of 175 dwelling units, along with medical clinic, self-storage, and commercial uses. The subject property is 2.34 acres in size and is zoned R-6 Residential.The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov. 7 RAND ROAD

To Residents and Property Owners: The Portland Planning Board will hold a public hearing to consider a proposal by Brockway Smith Company for a zoning map amendment to rezone the parcel at 7 Rand Road from an I-M Industrial/B-2 Community Business split lot condition to fully I-M, removing the split lot condition via an adjustment to the zoning boundary & existing property lines so that the property can be brought into greater conformity and allow for more cohesive future expansion of the currently bifurcated site. The subject property is located between Interstate 95 and Rand Road and is 18.4 acres in size. The site is currently developed with a 300,000 SF warehouse, a paved truck staging area, and surface parking. Public comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov
